RENTAL AGREEMENT FOUND ON VRBO / HOMEAWAY
1. CHECK-IN TIME IS AFTER 4 P.M. AND CHECK-OUT IS 11 A.M (2018) 10 A.M (2019). Occasionally we can allow late check outs but please text or e-mail me at least a day in advance so I can check when the maid is scheduled.
2. This is a NON SMOKING unit however there is a balcony accessible from all rooms.
3. Pets are not permitted.
4. We cannot rent to anybody under 25 years of age. Building rule.
5. DAMAGE: A $200 security deposit is required in conjunction with final payment due thirty (30) days prior to check-in. The deposit will be returned within seven (7) days of check out, provided no damage is done to the unit, and it is left in desirable condition. All debris, rubbish, and discards must be placed in trash chute located next to the elevator. Please load and start dishwasher even if there are only a few dishes. One load of laundry (sheets & towels) started. Remaining laundry piled by the washing machine. There is recycling in the area marked trash room near the front elevator. I know this seems excessive, only the people who leave the condo's in good shape overall don't understand why I ask these things. Not that I don't trust the maids but stripping the beds is a sure way to know everything gets washed, same with dishes. Keys and garage opener left on the kitchen table and unit left locked (bottom lock can be locked from inside). There is a $60.00 charge for lost/missing keys (cost) and a $15.00 charge for the garage opener. No late check-outs unless agreed upon in advance.
6. PAYMENT - An advance payment of $100 is required at time of booking. The balance of rent is due thirty (30) days before arrival.
7. CANCELLATIONS - If a cancellation is made between the time of booking and 30 days prior to arrival the $100 deposit will be refunded. The full balance is due 30 days prior to arrival. If a cancellation is made within the 30 days prior to arrival 50% will be refunded. Keep in mind this is only 50% of the base rate I would hold onto. NOT the grand total including maid, tax, and $65 condo association fee.
8. MAXIMUM OCCUPANCY- The maximum number of guests is limited to six (6) persons. Please note there are beds for four, a sleeper sofa, and air mattress. Four people is ideal.
9. NO DAILY MAID SERVICE. Units are professionally cleaned prior to arrival, and upon check-out, however there is no daily maid service during your stay. Linens and towels are provided for your convenience.
10. Please do not run the AC with the sliding doors open . This can damage the AC.
11. If you experience any maintenance issues please text / call me at the number provided on key chains. All safety, lock out, and security related items must be directed to security, at the number provided .
12. PARKING - Each condo has an assigned parking space. If you have more than one car parking outside is fine. Do not rent an electric vehicle as there is no place to charge it.
13.HURRICANE OR STORM POLICY - The day that the National Weather Service orders a tourist evacuation order we will refund: a. Any unused portion of rent from a guest currently registered, b. Any rents collected for a reservation that is scheduled to arrive during the "Hurricane Warning" period, as defined by the National Weather Service.
15. Only passenger automobiles, passenger vans, SUVs, light duty pickup trucks, motor scooters, motorcycles, and bicycles may be parked on Association property, providing they do not exceed the size of one parking space. No Trailers, RV's, boats, etc.
16. All luggage carts must be returned to the ground level. Nothing may be hung over the balcony railing. Barbecuing, fireworks, flammable objects, and projectiles, are strictly prohibited.
17. Renovation work is allowed at the building 9am - 5pm weekdays. Usually it's quiet here but unfortunately there are exceptions. Sometimes other unit owners renovate their condos. Other times management takes on projects at the building with little to no warning.
POOL AND JACUZZI RULES
1. There is no lifeguard on duty. Swim at your own risk
2. Pool/Jacuzzi hours are: Dawn to Dusk
3. Jacuzzi is restricted to adults only. Adult supervision is required for all children in the pool
4. Suntan lotion, oil and sand must be rinsed off before use of the pool/hot tub
5. Chairs and lounges must be covered with a towel if using suntan lotion or oil
6. Shower facilities are located at the pool area
7. Reserving of lounges, chairs, tables etc is prohibited.
8. Proper bathing attire only; no cut offs are allowed in the pool/hot tub.
